What Is a Fire Watch — and When Is It Required in Minnesota?
A fire watch is a continuous, human-monitored safety patrol required by the National Fire Protection Association (NFPA) and enforced by local fire marshals when a building's fire detection or suppression systems are impaired, offline, or temporarily out of service. Fire watch is also required during and after hot work operations — welding, cutting, grinding, and other activities that generate sparks or open flames in areas where fire protection systems may be compromised.
Under NFPA 101 (the Life Safety Code) and NFPA 25, a fire watch must begin within the timeframes specified by the Authority Having Jurisdiction (AHJ) whenever a suppression or detection system is out of service for more than four hours in a 24-hour period in an occupied building.
Fire watch is not optional. Failure to maintain a compliant fire watch during a system impairment can result in permit violations, forced building evacuation, fines from the Minnesota State Fire Marshal, and catastrophic liability exposure in the event of a fire.
Quick Rule of Thumb:
If your sprinkler, alarm, or suppression system is offline for 4+ hours in an occupied building, fire watch is typically required by law.
Common Situations Requiring Fire Watch in Minneapolis & St. Paul
Fire watch requirements are triggered by a wide range of scenarios across construction, renovation, and building operations. Watson Express Security regularly provides fire watch coverage for:
Impaired or Offline Fire Suppression Systems
Sprinkler system repairs, maintenance shutdowns, freezing weather impairments, and accidental activations that take a suppression system offline all trigger fire watch requirements.
Hot Work Operations
Welding, cutting, brazing, grinding, and other hot work activities on construction sites or in occupied buildings require a fire watch during the operation and for a minimum of 60 minutes after work is completed.
Fire Alarm System Impairments
When a fire alarm panel is taken offline for repairs, testing, or upgrades, continuous fire watch coverage is required for occupied areas that lose alarm protection.
Construction Sites with Active Fire Risks
Active construction sites involving open flames, temporary heating equipment, combustible materials, or incomplete fire protection systems frequently require fire watch coverage.
Building Renovation & Tenant Improvement Projects
Renovation work often triggers fire watch requirements when fire walls are breached, sprinkler heads are removed, or suppression zones are disabled.
Special Events with Temporary Impairments
Large-capacity events in venues where fire systems are temporarily modified or disabled may require dedicated fire watch coverage.
Post-Fire Scene Monitoring
Following a fire incident, local authorities may require continuous monitoring to ensure a rekindle does not occur before the building is cleared.
